Before paying a deposit, assign every guest to a room. Consider couples, children, older relatives, light sleepers and anyone who needs to be close to a child or carer. If the property cannot explain exactly where each person will sleep, the group should treat the advertised capacity cautiously.

These details influence how relaxed the group feels and are especially important for families, public figures, retreats and confidential corporate stays.
Kiri Anda is a standalone 3,500 sqm estate with a three-metre perimeter wall, controlled access, outdoor CCTV and an alarm system. Its elevated seafront position sits approximately six metres above the shore and provides uninterrupted sea views. Within the villa, privacy also means being able to step away from the group. Large shared areas are valuable, but bedrooms, terraces and quieter seating zones prevent togetherness from becoming compulsory. Choose the Part of Phuket That Fits the Plan
Phuket is large enough that the wrong location can add unnecessary driving to every day. A group focused on nightlife will make a different choice from a family planning island trips, private meals and relaxed time together. Before comparing villas, list the experiences the group genuinely wants and decide how many excursions are realistic.
Rawai works well for travellers who prefer South Phuket's residential rhythm, local dining, wellness options and access to island boats. Nai Harn Beach, Rawai Beach and the viewpoints of the south can be combined with private days at the villa. The setting feels removed from the busiest resort centres without leaving guests isolated from everyday services.
Do not judge location only by a distance printed in a listing. Ask what the journey is like at the time of day the group will travel, whether vans can reach the property easily, and how airport transfers, restaurant visits or yacht departures will be organised. For a large party, smooth transport planning is part of the accommodation decision.
Ask for One Clear Written Proposal
Once the shortlist is ready, request a proposal that states dates, accommodation layout, occupancy, extra beds, included services, staffing, meals, transfers, deposits and any special requirements. The proposal should also explain house rules, visitor arrangements, event restrictions and how changes are handled.
